Professional plazas, medical and dental suites, and schools: smaller buildings, newer finishes, and quiet surroundings that change how a crew has to work.
Newer finishes are easier to damage than to clean. The strongest product in the cupboard is rarely the right one.
Smaller buildings, different rules
Parkland's commercial market is deliberately small. The city grew as a low-density residential community with strict codes, so the business stock is mostly professional plazas, medical and dental suites, schools, and small offices rather than warehouses or large corporate campuses.
That changes the practical problems. Suites here are often newer, which sounds easier and is not: modern luxury vinyl plank, engineered surfaces, quartz counters, and powder-coated fixtures each have products that will haze, etch, or strip them, and the damage shows most on a finish that is still new.
The second difference is noise and hours. Commercial sits close to residential here, so a crew arriving at ten at night with a floor machine is a complaint waiting to happen. The workable windows are early evening or early morning, and equipment choice matters as much as timing.
The third is scale. A four-room suite has no janitorial closet, nowhere to stage a cart, and no tolerance for a crew working around staff, which makes access arrangements and a tight written scope more important than they are in a large building.
What we cover
Reception, consult and treatment rooms, and restrooms cleaned as individual units with separated equipment and a defined sequence.
Luxury vinyl plank, engineered surfaces, and quartz cleaned with a method the material can take, tested before it is used across a room.
Fixtures, dispensers, mirrors, and floor edges on a hygiene-first sequence that does not depend on having a supply closet on site.
Touchpoints prioritized over appearance, cleaned in the window that only exists once the building is genuinely empty.
Storefront glass, entries, and shared walkway areas kept presentable in a market where appearance standards are taken seriously.
Baseboards, vents within reach, interior glass, and floor care on a dated calendar rather than a vague promise of occasional attention.
Hours and access
Early evening is usually the best window. It is after most practices and offices close, well before the hours when equipment noise near homes becomes a problem, and it leaves the space ready for the next morning without anybody working overnight.
Early morning is the alternative, and it suits practices running long evening appointments. The trade-off is that the building has to be released early enough for the work to finish before the first patient arrives.
Schools and childcare spaces have the narrowest window of all, because the cleaning can only really happen once the building is empty. That window is short and fixed, so the scope has to be realistic about what fits inside it rather than optimistic.
For small suites, staging matters. With no closet or cart space on site, crews bring what the visit needs and remove it again, which is worth agreeing at scope rather than discovering on the first night.
We record what the floors, counters, and fixtures actually are and test a small area, because a newer surface is the easiest one to damage with the wrong product.
Cleaning time set around your hours and the residential surroundings, with equipment chosen to suit an early-evening window rather than a warehouse.
Entry method, alarm order, and where a crew can work from in a suite with no closet, documented so a crew change does not reset it.
First month sets the standard, then we adjust the checklist where the space needs more attention than the walkthrough suggested.
What it costs
Small professional and dental suites here commonly run about $150 to $400 per visit, with recurring contracts for a suite or small plaza unit generally falling between $600 and $2,200 per month depending on frequency and restroom count.
Smaller buildings price less predictably per square foot than large ones, because a four-room suite still has a restroom, a break area, and an entry to hold at standard. We quote from a walkthrough rather than a rate card so the number reflects the rooms rather than the floor area.
Before service begins
No, and it is common here. Crews bring what the visit needs and take it away again, and we agree at scope where a cart can be staged during the visit so nobody is improvising around your reception on the first night.
It can, which is why we identify the material and test a small area before working across a room. Luxury vinyl plank, engineered surfaces, and quartz all have common products that haze or etch them, and the damage is most visible on a finish that is still new.
Yes, and for Parkland we usually recommend it. Commercial sits close to residential, so early evening avoids equipment noise at hours that generate complaints while still leaving the space ready for the morning.
Yes, and those are scoped around touchpoints rather than appearance, with the work planned for the short window when the building is genuinely empty. We keep the scope realistic about what fits in that window rather than promising more than the time allows.
Yes, on their own scope rather than a general office checklist. Rooms are cleaned as individual units with separated equipment in a defined sequence, and regulated medical waste and sharps remain with your practice and its licensed provider.
No, twice-weekly suits a lot of Parkland suites and is a perfectly normal contract. We would rather write an honest scope at the frequency you need than push a five-day plan a four-room suite has no use for.

Tell us the suite or building type, the surfaces you have, and the hours you can offer. We will walk it, test the finishes, and come back with a written scope at the frequency you actually need.

Send the size, type of building, and how often you need service. We reply with a written scope and a price, and we will walk the site before anything is agreed.
